Rent takes the throne to the purchase: more than sale lease transactions are signed

For years in our country trading operations have been the Kings of the market. However, after the bursting of the real estate crisis, the panorama has changed to forcefully break rental. Although still the percentage of dwellings for rent over the total Park is much less than the property, it is certain that this year leases, 566.000, will exceed the sales, 557.000, according to a study by anticipates Real Estate.

The Spanish residential market is taking a markedly different structure of the years of the boom. It is a market so active as the previous period, but different, according to Eduard Mendiluce, CEO of anticipates. And this is due to the consolidation of the regime of rent.

This year 2018, the number of annual contracts of rent in main dwelling will be placed in 566.000, a 2.5% more than a year ago. This figure is higher than the 557,000 purchases to be produced this year.

However, with a view to the next two years the situation will change: will have more weight than hire purchase. In particular, in 2019 will be closed 580,000 rentals main housing (1.4% more), opposite 587.000 operations of purchase and sale (5.4% more). And by 2020, the rent will be 594.000 contracts (2.4% year on year) and sales, 615.000 (4.8% more).

As regards the total Park homes in Spain, in 2016 the weight of the car was 23% of the total, while the weight of the housing on property was 77%, according to Eurostat data. The study anticipates notes that the structure of the main dwelling in Spain is determined, mainly, by the age of the population. Data of 2017 indicate that most of the major housing ownership are in hands of people older than 65 years (89.4%), while the 38.1% persons between 18 and 39 years old living in rental basis.

Prices will continue to rise

For 2018-2019 second-hand and new housing price will rise by 6.3% year on year, representing a slowdown with respect to 2017, when dwellings are made 7.2%. By the end of 2019, the housing price will be still 15% below the highs recorded in 2007.
